Webinar details

Vacancy is tight and preleasing is moving faster than anyone expected, but power is the constraint. In most key markets, substation capacity is getting tapped out, interconnection timelines are stretching years out, and more projects are going behind the meter just to stay on schedule. The demand is there and so is the bottleneck, and that gap between the two is where decisions are happening right now, shaping where to build, how deals are structured, and who is taking on risk.

Ian Nieboer from Enverus and Patrick Lynch from CBRE break down what is driving those decisions, across grid access, siting strategy, and capital deployment. This is not a high-level market overview. It is a practical conversation about how developers, owners, and operators are navigating the constraints right now.

What You’ll Learn

  • How contracts are shifting as grid-adjacent siting becomes the norm, and what it would take to flip the supply shortage view
  • How much of the pipeline is going BTM-first, who is bypassing the interconnection queue, and where that model actually holds
  • Which assets carry the most AI capex exposure, who absorbs the risk in the capital stack, and how neocloud tenant credit is showing up in lease terms
  • Why tertiary markets are moving faster than primary hubs, and how inference workloads are changing siting requirements across MW, fiber, and latency
